CPTED ASSESSMENTS
The ADVANTAGE CPTED Practitioners will work with you to complete a professional and thorough Assessment of your property.
We will provide documentation of the safety & security aspects that your property already has in place and then offer our recommendations for improvements.
We will help to connect you to area specialists that provide products and servicing for any of the recommendations that we describe in the CPTED Assessment.
The overall goal is to improve the safety & security of your property, for you and those that utilize your property, by reducing the opportunities for any criminal activity to occur.
*If you are able to provide your insurance carrier with certification of your compliance with FSS 768.0706 for your property, this MAY help you to obtain discounts or reduced rates for your liability insurance policies.

HB 837 (FSS 768.0706)
Multi-Family Residential Property owners or operators should first ensure that they have complied with the following standards that are specifically listed in the Florida Statute. (1,3,4,5,6,7)
1 - Security Camera at points of entry and exit.*
2 - (We will assist you with a thorough Parking Lot Lighting Assessment to document your compliance.)
3 - Lighting in walkways, laundry rooms, common areas and porches.
4 - 1 inch deadbolt on dwelling unit doors.
5 - Locking device on all windows, exterior sliding doors, etc.*
6 - Locked gates with KEY or FOB access along pool fences.
7 - Peephole or Door Viewer on each dwelling unit door.*
You will be provided with recommendations for improving the Safety & Security of your property in our comprehensive CPTED Assessment documentation.
Once you have received your HB 837 - FSS 768.0706 Compliance Certification and the CPTED Assessment from our qualified Practitioner, ADVANTAGE will also provide you with the “Crime Deterrence & Safety Training” Materials and Training Certification Forms for you to utilize with your employees. Complying with the final requirement under FSS 768.0706(c)(1)
Our CPTED Practitioners are able to inspect each dwelling unit and the overall property with you to include FSS 768.0706(2)(a) 2 ‘Parking Lot Lighting’. We will complete a thorough lighting assessment.
Our Practitioners will then complete our HB 837 / FSS 768.0706 (2)(a) Certification Form attesting to your properties compliance with the Florida State Statute.
